Is Your Home a Good Candidate?

Before design starts, we check the things that decide whether a second story is practical:

  • Foundation and framing: an engineer evaluates whether the existing foundation and walls can carry a second floor, or what reinforcement they need.
  • Zoning: height limits, floor area limits and daylight planes vary by city, and some cities require design review for a new second story.
  • Stairs: a new staircase takes floor space downstairs, so its location shapes the whole layout.
  • Utilities: plumbing stacks, HVAC and the electrical panel usually need to be extended or upgraded.

How a Second Story Addition Gets Built

  1. Site assessment and feasibility: we review the house, the lot and the city rules.
  2. Design and engineering: architectural plans, structural calculations and Title 24 energy compliance.
  3. Permits: planning or design review where required, then the building permit.
  4. Construction: foundation and structural reinforcement, roof removal, framing, roof and dry-in, then rough-ins, inspections and finishes.
