When an Addition Needs Design Review

Saratoga design review (Article 15-45) covers a new home, any new second story, adding 100 sq ft or more to an existing second story, additions over 50% of floor area, footprint changes over 50%, rebuilds, and accessory structures over 250 sq ft. Projects that fully meet the Single-Family Design Standards are approved ministerially. Others get Administrative Design Review by the Community Development Director, with a Notice of Intent to Approve mailed within 250 feet, a 15-day comment period and a 15-day appeal window to the Planning Commission.

Planning Your Saratoga Addition

  • Pre-design: we confirm zoning, survey, easements and net site area. Lots with an average slope over 8% need a surveyor, and slopes over 10% reduce net site area.
  • Geotechnical review if the City Engineer requires it.

Trees (Article 15-50): native trees 6 inches or more in diameter and other trees 10 inches or more are protected, along with street and heritage trees. Construction projects need a Tree Preservation Plan, an ISA arborist inspecting at least three times during construction, and a tree security deposit.
