Safer Bathroom in Atherton: Free In-Home Consultation

What a safer Atherton bathroom includes

Atherton is a town of single-family homes on large lots, with a strict construction schedule and its own Building Department. Many homes date from the 1940s and 1950s, while others are much newer. Here is how to plan a bathroom with grab bars, a curbless shower and a bench, and how the Town’s permit rules apply.

Many Atherton homes have several bathrooms. Pick the one closest to the main bedroom and make it the safe one. Plan for:

  • Blocking in every wall around the toilet and shower, so grab bars can go anywhere.
  • A curbless or very low-threshold shower, wide enough for a seat and a helper.
  • A bench or fold-down seat with a handheld shower in reach.
  • A comfort-height toilet, slip-resistant tile, lever handles and night lighting.

The 2010 ADA Standards set grab bars at 33 to 36 inches and shower seats at 17 to 19 inches. They are required in public buildings, not homes, but are proven starting points. An occupational therapist (OT) can assess needs. See our aging-in-place bathroom guide.

Bathroom permits in Atherton

The Town of Atherton has its own Building Department, staffed under contract by Interwest Consulting Group. Its bathroom remodel handout is direct: plans and a building permit application are required for bathroom remodels or upgrades.

Plans are uploaded through the Town’s Building ePlan Submittal page, and permits can be tracked in eTRAKiT. The first sheet needs a written scope of work and a title block. Structural work needs structural plans and calculations.

The Town’s exempt work list covers painting, tiling, cabinets, countertops and similar finish work. Resetting a toilet is exempt only when no valves, pipes or fixtures are replaced or moved; replacing a concealed pipe is new work.

With a permit, the handout requires smoke alarms in bedrooms, smoke and carbon monoxide alarms outside sleeping areas, and one of each on every level.

Atherton code items worth planning around

The handout cites the 2022 codes; the 2025 codes took effect January 1, 2026, so we confirm current rules at submittal. Key items:

  • Shower pan slope. At least 1/4 inch per foot to a 2-inch drain. In a curbless shower, that slope comes from recessing the floor.
  • Toilet space. At least 30 inches wide and 24 inches clear in front. More width leaves room for a bar and a caregiver.
  • Shower walls and glass. Impervious finish at least 70 inches above the drain, and safety glazing on enclosures.
  • Valves. Pressure-balanced or thermostatic, set to 120°F maximum.

Atherton homes and how they affect a curbless shower

Per the Town’s draft Housing Element, 97.9 percent of Atherton homes are detached single-family houses, and the largest share was built between 1940 and 1959. The Town counted 606 lots of an acre or more with a house built before 1970. The floor system decides how a flat shower entry is built:

  • Raised wood floors. The subfloor is recessed between or below the joists. Engineered joists need the maker’s method.
  • Slabs. The shower area is saw-cut and lowered, after we confirm the slab is not post-tensioned.
  • Upstairs suites. Recessing means opening the ceiling below, so we plan both rooms.

The same document reports 22.4 percent of residents were over 65 in 2019 and lists a Town policy to help seniors age in place.

Atherton Aging-in-Place Bathroom FAQ

Does Atherton require a permit for a bathroom remodel?

Yes. The Town’s bathroom remodel handout says plans and a building permit application are required for bathroom remodels or upgrades. Painting, tiling, cabinets and countertops alone are on the Town’s exempt list.

How do I submit bathroom plans in Atherton?

Plans go through the Town’s Building ePlan Submittal page, and permits can be tracked in eTRAKiT. The first sheet needs a written scope of work and a title block. Questions go to the Building Department at 650-752-0560.

Can contractors work on weekends in Atherton?

No. Atherton prohibits construction, deliveries and servicing before 8 a.m. and after 5 p.m. on weekdays, and on Saturdays, Sundays and holidays. Only the Police Chief can approve exceptions, typically for work like concrete pours.

Can I get a curbless shower on a concrete slab?

Usually. The shower area is saw-cut and lowered so the floor can slope to the drain. First we confirm whether the slab is post-tensioned, because cutting a tendon is dangerous. Over a raised wood floor, the subfloor is recessed instead.

Will a bathroom permit require new smoke and CO alarms?

Yes. Atherton’s handout requires smoke alarms in bedrooms, smoke and carbon monoxide alarms outside sleeping areas, and at least one of each on every level, including basements.
