Safer Bathroom in Los Altos: Free In-Home Consultation

What a safer Los Altos bathroom includes

The largest share of Los Altos homes went up between 1940 and 1959, and more than a quarter of residents are 65 or older. For many households planning to stay, the bathroom is the place to start. This page covers grab bars, curbless showers and shower benches, plus how the City’s emailed permit submittals and inspections work.

  • Walls ready for grab bars. Blocking goes in during framing, so bars can go by the toilet, in the shower and at the entry.
  • No tall step into the shower. A curbless entry, or a low threshold if the floor cannot be recessed.
  • A place to sit. A bench or fold-down seat with a handheld shower beside it.
  • Easy fixtures. A comfort-height toilet, lever faucets, slip-resistant tile and a lit path from the bedroom.

The 2010 ADA Standards are a useful yardstick: bars 33 to 36 inches high, 1-1/2 inches off the wall, rated for 250 pounds. They are not required in homes. An occupational therapist (OT) can assess needs. The aging-in-place bathroom guide covers each choice.

Bathroom permits in Los Altos

The City of Los Altos Building Division issues remodel permits. Plans, documents and the completed application are emailed to the Building Permit Division; hard copies are no longer accepted, and incomplete packages are not processed. Contractors can get certain simple residential permits and track inspections in eTRAKiT.

Per the City’s submittal process, staff confirm completeness by email within up to five business days, then route the project for review. Approved plans are emailed back, and inspectors will not inspect without them on site.

Expect a permit when the work moves plumbing, rebuilds the shower, adds electrical or changes framing. Under Civil Code 1101.4, noncompliant fixtures in the home must be replaced before final approval.

Los Altos inspections, step by step

The City’s required inspections handout sets the order. For a bathroom:

  • Underfloor or rough. Framing, piping and tests below the floor, including a recessed shower area.
  • Rough all. Framing, electrical, plumbing and mechanical. Grab bar blocking should be in and photographed.
  • Shower pan. Pans must be sloped and filled with water 24 hours before inspection.
  • Drywall and lath, then final.

Los Altos homes: what to expect behind the walls

Los Altos incorporated in 1952 after a post-war population boom. The City’s draft Housing Element says the largest share of homes was built between 1940 and 1959, older than the county overall. In a bathroom, that means:

  • Small original layouts. Many lack room for a 30-inch toilet space plus a bar, so we borrow space from a closet or hall.
  • Floor type. Raised wood floors let us recess the shower from below. Slabs are cut and lowered after the slab type is confirmed.
  • Old plumbing and wiring. Original drains are often replaced, and new outlets need GFCI protection on a 20-amp circuit.

The same document reports that residents 65 and older are more than 26 percent of the population.

Los Altos Aging-in-Place Bathroom FAQ

Do I need a permit for a bathroom remodel in Los Altos?

Usually. Moving plumbing, rebuilding a shower, adding electrical work or changing framing needs a permit from the Los Altos Building Division. Applications are emailed with plans and documents; hard copies are no longer accepted.

How long does Los Altos take to accept a permit submittal?

The City says to allow up to five business days to verify completeness and process a submittal. Plan review time comes after that and depends on the project.

What does the shower pan inspection involve in Los Altos?

The City’s required inspections handout says shower pans must be sloped and filled with water 24 hours before the inspection, so leaks show up before tile goes on.

Can a mid-century Los Altos home get a curbless shower?

Usually. On a raised wood floor, the shower area is recessed between or below the joists. On a slab, the concrete is cut and lowered after the slab type is confirmed. Either way, the floor must slope to the drain.

Are there programs for older adults in Los Altos?

Yes. The City’s Adult 50+ Program at the Los Altos Community Center offers classes, luncheons and the RideCare ride program. Rebuilding Together Peninsula offers free safety repairs, including grab bars, to income-qualified Los Altos homeowners.
