Site and Architectural Review for Additions

Site and Architectural Review depends on your neighborhood:

  • San Tomas Area Neighborhood Plan (R-1-6): administrative review for a new home, additions (Planning Commission above 0.45 floor area ratio), attic-to-living conversions, removing or rebuilding more than 50% of exterior walls, or adding up to two bedrooms.
  • Campbell Village Neighborhood Plan (R-1-8): administrative review for a new home, additions of 750 sq ft or more, or 375 sq ft or more on a second story.
  • Other R-1-6 lots outside San Tomas, and smaller Campbell Village additions, are exempt.

Administrative decisions are made by the Community Development Director after notice is mailed to owners within 300 feet at least 10 days ahead, and take effect 10 days after approval unless appealed. R-1 homes are limited to 35 feet and 2½ stories, with a base floor area ratio of 0.45 (up to 0.50 with Planning Commission approval).
