A New Home in Moraga's Semi-Rural Setting

Moraga’s design guidelines aim to keep the Town’s semi-rural character and protect its ridgelines and hillsides. Every new home goes to the Design Review Board as a major item, so a new Moraga home is designed around the site, the views from scenic corridors and the neighbors from the beginning.

Wildfire Rules Are Current and Local

The 2025 state fire hazard maps place about 2,290 acres of Moraga in the Very High zone. MOFD adopted the 2025 Fire Code and the 2025 Wildland-Urban Interface Code in January 2026, and the Town ratified them in February 2026. New homes must meet these ignition-resistant construction standards where the parcel is mapped, and California requires fire sprinklers in all new homes. MOFD has an address lookup for zone status.
