Aging-in-Place Bathroom Remodeling in Los Gatos

Safer Bathroom in Los Gatos: Free In-Home Consultation

Designing for steady, easy bathing

The Town of Los Gatos publishes a checklist for non-structural kitchen and bathroom remodels, and it has a few steps other cities skip. Knowing them early keeps an accessibility upgrade on schedule.

A safer bathroom reduces steps, steepness and strain. A shower you can enter without lifting a foot, a seat with grab bars within reach, a handheld shower on a slide bar and a toilet you can stand from without pushing off your knees all help. See our full aging-in-place bathroom guide.

If the bathroom is upstairs, tell us about the stairs. The whole path from bed to bath matters, including night lighting.

Los Gatos bathroom permit checklist

The Town’s residential express checklist for non-structural kitchen and bathroom work sets these expectations:

  • Submit online. Register on the Town’s portal and file a building pre-application.
  • Upload the plan set as one bookmarked PDF, drawn to scale and signed by the designer.
  • If plumbing fixtures are increased or moved, a certificate from the West Valley Sanitation District is required.
  • Exterior changes such as windows need Planning approval, and HOA homes need an approval letter.

Technical items on the same checklist include a dedicated 20-amp receptacle circuit with GFCI protection, a toilet clearance of 24 inches in front and 15 inches each side of center, a shower interior of at least 1,024 square inches that fits a 30-inch circle, and a pressure-balanced or thermostatic valve limited to 120°F. Wet areas need a moisture-resistant backer, and the Town does not accept green board or purple board there.

Safety glazing is required for glass in a tub or shower area and within 60 inches horizontally of its edge, unless it sits 60 inches or more above the standing surface.

What the checklist means for a bench or wider shower

The 1,024-square-inch rule sets a floor for shower size, and a built-in bench takes space. The California Plumbing Code allows fold-down seats in accessible stalls to protrude into the 30-inch circle. We check your layout against both the checklist and the code before drawing it.

A wider door, a swing-out door or a pocket door can free turning room. Moving the toilet changes the sewer permit trigger above, so we weigh whether a fixture move is worth it or whether better clearances can be had in place.
