Bathroom upgrades that help people stay

Orinda’s permit path has two steps: the City’s Planning Department reviews first, then Contra Costa County issues the building permit. This page explains that order and what to design for.

Start with what you use daily. A seat in the shower, bars at the toilet and tub, a handheld shower, non-slip tile and a night-light route from the bedroom cover most needs. Wider doors and a clear turning area help if a walker may come later. Details are in the full aging-in-place bathroom guide.

How permits work in Orinda

Orinda’s permitting portal says the City’s Planning Department must review a project before the Contra Costa County Building Department issues building permits. The portal also covers planning applications and public works permits. We could not read the city’s own permit pages, so we confirm the current steps with Orinda before submitting.

The county’s Contra Costa County bathroom remodel requirements then apply: a permit when a tub or shower enclosure is replaced, a floor plan if fixtures move, and an HOA letter if applicable. Staff reach the Building Inspection Division at 925-655-2700.

Design points from the county sheet

Showers need pressure-balancing valves limited to 120 degrees F, at least 1,024 square inches and a 30-inch circle. Exhaust fans on remodels must be 50 CFM or more. Receptacles are GFCI-protected. Permitted remodels replace non-compliant fixtures across the home, with toilets at 1.28 gallons per flush or less.

If your house sits on a slope, the bathroom floor may be framed over a crawlspace. That helps a recessed shower floor but needs a framing check.

Support for older Orinda residents

We could not verify a City of Orinda senior center page to cite. The county Area Agency on Aging is the verified starting point: call 925-229-8434 for Information & Assistance. It lists fall-prevention and exercise classes, escorted rides and meal programs.

For repairs, the county’s Neighborhood Preservation Program lists accessibility improvements for income-qualified owners. Confirm whether your address is eligible at 510-803-3388.
