Alamo’s large lots, oaks and views make it one of the East Bay’s custom-home communities, with roots in walnut orchards planted in the 1870s. New homes here are usually rebuilds on existing parcels or homes on hillside acreage. What a New Alamo Home Needs

  • County zoning compliance or a variance, with possible Alamo MAC review.
  • Fire sprinklers, required in all new homes, and San Ramon Valley Fire Protection District review.
  • Wildfire construction standards where the parcel is mapped; the 2025 California Wildland-Urban Interface Code replaced CBC Chapter 7A.
  • Tree permits and dripline protection for protected oaks.
  • Creek setbacks of 30 to 50 feet from the top of bank where applicable.
  • EBMUD water and Central San sewer, or a septic system with Environmental Health approval.
  • The County suspended enforcement of its all-electric rule for new buildings in February 2024; we confirm the current status with the County.

Alamo has no city hall. Permits come from Contra Costa County.

Monday to Thursday 7:30 a.m. to 5 p.m., Friday 7:30 a.m. to 4 p.m. Applications are filed online through the County ePermits Center; plan review is fully electronic.
  1. Pre-application feasibility: zoning, septic or sewer, water service, trees and creeks.
  2. Planning approvals if a variance or other discretionary item is needed.
  3. Building permit through ePermits with electronic plan review.
  4. County inspections and health officer approval for septic or well sites before final.

County inspections: request through ePermits or the automated line at (925) 646-4108. Phone requests for same-day inspections are accepted until 5:30 a.m., Monday through Friday. The permit and stamped plans must be on site, with an adult present.
