Danville New-Home Requirements

  • Development Plan: required for new homes in subdivisions, some vacant residential parcels, and scenic hillside or major ridgeline areas.
  • Submittals: grading plan, landscape plan under the water-efficient landscape ordinance, electrical load calculations, structural calculations, geotechnical report, Title 24 and CALGreen, and a lot survey where setbacks are 5 feet or less. Fire sprinklers, trusses, gas lines and solar can be deferred submittals.
  • Fire sprinklers: required in all new homes, reviewed by the San Ramon Valley Fire Protection District.
  • Wildfire: new buildings in Very High Fire Hazard Severity Zones must meet California’s wildfire construction standards. Danville’s mapped zone has historically centered on Magee Ranch and Cameo Acres.
  • Utilities: EBMUD water and Central San sewer, with Central San’s stamp before you apply.

Permit Sequence

  1. Confirm zoning and setbacks with the Planning Division.
  2. Look up your project type in the Town’s Permit Directory for submittal requirements.
  3. Get Central San review and stamp before you apply for additions beyond the existing footprint, decks, ADUs, carports, generators and ground-mounted solar.
  4. Complete the building permit application and the Outside Agency Checklist.
  5. Submit in person or online.
  6. Obtain a San Ramon Valley Fire Protection District approval letter before permit issuance, and its final letter before the Town final.
