Aging-in-Place Bathroom Remodeling in Sunnyvale

Safer Bathroom in Sunnyvale: Free In-Home Consultation

Safer bathroom basics, Sunnyvale style

Sunnyvale is where Joseph Eichler began building in 1949, so many homes here sit on slabs with heating pipes in the floor. The city also publishes a bathroom remodel brochure and runs its own senior center. All of that matters when you plan a safer bathroom.

Start with the points where people slip or strain: stepping over the tub wall, rising from a low toilet, and reaching for controls while standing on a wet floor. Fixes include bars anchored to blocking, a seat, a handheld shower and a comfort-height toilet. See the full aging-in-place bathroom guide for heights and clearances.

Sunnyvale’s brochure already requires a pressure-balancing shower valve limited to 120°F, which matches the safe-temperature goal. We pair that with a valve you can reach from the seat.

How Sunnyvale permits bathroom work

The City of Sunnyvale’s Building Division reviews bathroom remodels. Its brochure for permits submitted on or after January 1, 2026 says a permit is required. Replacing a sink or toilet in the same location is generally exempt. Work involving two or more fixtures or trades counts as a full remodel.

Plans are uploaded through EOneStop Online Services, and the One-Stop Permit Center is at 456 W. Olive Ave. Details from the brochure:

  • Photograph the whole bathroom before you start. Bring the photos to the first inspection.
  • Showers need a pressure-balancing valve set to a maximum of 120°F, and tub fillers need a temperature limit.
  • Non-compliant fixtures are replaced with low-flow versions, such as toilets at 1.28 gallons per flush or less.
  • Smoke alarms are replaced 10 years after their manufacture date.
  • Glass near tubs and showers must be tempered.

Eichler tracts and slab work

One Eichler resource counts over 1,100 Eichler homes in Sunnyvale, and says most were built with radiant heat in the slab. Eichler owners report that pipe depth varies, from about an inch below the surface to several inches. See this owner discussion.

So we scan and map the slab before any cutting. A curbless shower on a slab may mean a shallow ramp in the pan area, a recessed drain zone or a low threshold, depending on what the floor allows.

Sunnyvale Aging-in-Place Bathroom FAQ

Is a permit needed for a bathroom remodel in Sunnyvale?

Yes, in most cases. The city brochure says a permit is required, with a same-location sink or toilet swap generally exempt. Work on two or more fixtures or trades counts as a full remodel.

Can I do a curbless shower in an Eichler?

Often, once the heating pipes and drain are located. The slab limits how low the floor can go, so the design may use a very low threshold or shallow ramp.

Will grab bars hold in a tile wall?

They will if the screws reach solid blocking or studs. We add blocking when the wall is open.

How long does it take?

It depends on scope, slab work and permit review. We outline a schedule after a site visit.

Does Sunnyvale offer help for older residents?

The Senior Center lists case management and care management for eligible residents 50 and older. Sourcewise and Rebuilding Together are also options.
