Danville ADU Rules at a Glance

  • A single-family lot can have up to three units: an attached ADU, a JADU and a detached ADU (800 sq ft or less when combined with the others).
  • ADUs can be up to 1,200 sq ft in most districts, or 2,000 sq ft in districts with larger minimum lot sizes. Attached ADUs are capped at 50% of the main home, and an 800 sq ft ADU is always allowed. JADUs can be up to 500 sq ft.
  • Detached ADUs can be 16 ft tall with reduced setbacks, or 24 ft if they meet the main home setbacks; attached ADUs up to 25 ft.
  • Side and rear setbacks are 4 ft, measured to the furthest projection; a survey is required if any setback is under 5 ft.
  • New detached ADUs must include solar, and ADU exteriors must match the main home.
  • Rentals must be 30 days or more. The Town offers free pre-approved “Garden Cottage” ADU plans.
