Aging-in-Place Bathroom Remodeling in Milpitas

Safer Bathroom in Milpitas: Free In-Home Consultation

Safer bathing starts with the right layout

Milpitas has a dedicated bathroom remodel page with submittal requirements, an online e-Permits system and the Barbara Lee Senior Center on Milpitas Boulevard. Together they make planning a safer bathroom more straightforward.

The aim is a room that supports you at the moments of greatest risk: stepping in, turning, sitting down and getting up. A shower without a tall step, a bench, bars at the toilet and shower, and lever controls cover most of it. See the full aging-in-place bathroom guide for details.

Hot water matters too. California code limits shower temperature at the fixture to 120°F, and a pressure-balance or thermostatic valve helps prevent sudden spikes.

Milpitas permits and e-Permits

The Office of Building Safety at 455 E. Calaveras Boulevard handles permits. The city’s Bathroom Remodel page offers the building permit application, an owner-builder acknowledgment, a smoke alarm certification form and a Bathroom Remodel Submittal Requirements PDF. It advises contacting Engineering or Planning before you start drawing plans.

The city’s FAQ says a plumbing permit is generally needed to install, replace or relocate plumbing fixtures. Stopping leaks or clearing stoppages without replacing valves, pipes or fixtures does not need one. Bathroom and kitchen remodels are listed among the permits available online through the city’s e-Permits (eTRAKiT) system.

If your project moves a toilet or widens a doorway, expect a fuller review than a like-for-like swap.

Slab, crawl space or second floor?

The key question for a curbless shower is what is under the bathroom. On a first floor over a crawl space, we can usually recess the subfloor between joists. On a slab, we plan a sloped drain area. On a second floor, joist depth limits recessing, and we may use a low-profile threshold instead.

We do not assume anything from the neighborhood. We check the framing, the drain path and the wall construction on site. Wall blocking can be added at the same visit for future grab bars and a seat.
