Aging-in-Place Bathroom Remodeling in San Jose

Safer Bathroom in San Jose: Free In-Home Consultation

A safer bathroom, adapted to your home

San Jose is large and varied, from mid-century tracts to newer neighborhoods, and the city sorts bathroom work into minor and major remodels. Knowing which one you have shapes your plan, schedule and layout options.

The goals are consistent across homes: stable footing, support at the toilet and shower, a place to sit, and controls you can reach. Our full aging-in-place bathroom guide gives heights and clearances. Which ones fit depends on how you move, and an occupational therapist (OT) can assess your needs.

You can also work in stages. Install blocking in the walls now, add bars and a seat first, then upgrade the shower floor later.

Minor and major remodels in San Jose

San Jose’s Development Services Permit Center explains the split in Bulletin #274. Minor remodel permits are obtained through SJPermits.org, which also handles inspection scheduling.

  • Minor: fixtures may be replaced, including with new electrical, plumbing or mechanical work, as long as the number and location of fixtures stay the same. No structural changes. No plans required.
  • Major: required when walls, windows or framing change, or when fixtures are added or relocated. Plans and plan review apply.

Moving a toilet to improve clearance, or widening a doorway, usually puts you in the major category. We confirm your category with the Permit Center (408-535-3555).

The bulletin also sets bathroom requirements that affect accessible layouts: a shower pan of at least 1,024 square inches with a 30-inch minimum dimension, a shower door opening of at least 22 inches, and at least 15 inches each side of the toilet centerline and 24 inches in front. Fans must be ducted outside, at least 50 CFM, ENERGY STAR compliant and controlled by a humidistat. Smoke and carbon monoxide alarms are required in sleeping rooms, outside sleeping areas and on each story, and the permit file needs a completed alarm installation affidavit.

Eichler tracts, slabs and older framing

Eichler homes in San Jose include the Fairglen tract and Willow Glen, per this Eichler guide. Eichlers sit on slabs with no crawl space and typically have radiant heat pipes in the floor, so we locate the pipes before cutting a curbless shower. Early homes used galvanized steel pipe in the slab and later homes used copper.

Other San Jose homes have raised wood floors, where the subfloor can be recessed between joists. Where we find old galvanized supply lines or worn drains while the walls are open, we point them out so you can decide whether to replace them while access is easy.

Programs for older adults in San Jose

San Jose Parks, Recreation and Neighborhood Services offers programs for adults 50 and older with free membership, classes, and a nutrition program for those 60 and older, through community centers such as Almaden, Camden, Gardner, Mayfair, Berryessa and Willow Glen. The city page does not list a home-modification program. It points to 2-1-1 Bay Area and Sourcewise for referrals.

Ask Sourcewise (408-350-3200) about local services, and Rebuilding Together Silicon Valley about repairs if you qualify.

San Jose Aging-in-Place Bathroom FAQ

Is a permit required for a bathroom remodel in San Jose?

Yes, in both categories. Minor remodels keep fixture count and location and need no plans. Major remodels add or relocate fixtures or change framing and need plan review.

Does a bench or wider shower make it a major remodel?

It can, if walls or framing change or fixtures move. We check with the Permit Center before you commit to a layout.

Can I have a curbless shower in an Eichler?

Often, once the slab heating pipes and drain are located. The slab may limit how low the floor can go.

Can grab bars mount in tile?

Yes, into solid blocking or studs. Adding blocking is easy while the wall is open.

How long does it take?

Minor work moves faster than major work with plan review. We provide a schedule after a site visit.
