Dublin ADU Rules at a Glance
- A single-family lot can have an ADU plus a JADU, or under the state-exempt option an ADU and JADU within existing or proposed space plus a new detached ADU of 800 sq ft or less.
- Detached ADUs can be up to 1,200 sq ft. An attached ADU added to an existing home is limited to the lesser of 50% of the home, 850 sq ft (studio or one bedroom) or 1,000 sq ft (more than one bedroom). JADUs can be up to 500 sq ft.
- Detached ADUs are limited to 16 ft (18 ft near major transit, plus 2 ft for roof pitch).
- Side and rear setbacks are 4 ft; conversions need none.
- One parking space is generally required, none for a studio, and converted garages do not need replacement parking.
- Approval is ministerial within 60 days. The City offers eight prototype plans from 224 to 909 sq ft, including three garage conversions.

Other Dublin Rules That Affect Your Project
- Site Development Review is required for single-family additions over 500 sq ft, and a Zoning Administrator hearing for living area above a garage or a height increase.
- Heritage trees: oak, bay, cypress, maple, redwood, buckeye or sycamore with a trunk 24 in. or more in diameter need a permit to remove.
- Fences: 4 ft in the front yard and 6 ft at sides and rear.
- Exempt work: retaining walls of 3 ft or less with no surcharge and sheds of 120 sq ft or less generally do not need a building permit. Pools and spas do.
