An Open Kitchen in Fremont

In our Fremont remodel, we opened the kitchen with a black island and a skylight and connected it to a vaulted living room. That is a common goal in Fremont’s single-story homes: removing walls between kitchen, dining and family rooms and bringing in daylight. We handle structural beams, electrical upgrades, plumbing, cabinets, counters and finishes.

  • Removing a bearing wall needs a structural design; in a city crossed by the Hayward Fault, we take the lateral load path seriously.
  • Kitchens need dedicated appliance circuits with GFCI and AFCI protection.
  • Fremont encourages all-electric design but has not adopted an all-electric mandate.

Liquefaction and Old Foundations

Seismic: the Hayward Fault runs through Fremont, most of the city is within a liquefaction zone, and the eastern hills have landslide hazards that require site-specific geotechnical analysis. We plan foundations and structural design accordingly.
