Rear Additions vs. Front and Second-Story Additions

Single-Family Design Review is required in Newark for new homes, second-story additions and second-story exterior changes, and additions or exterior changes at the front of the house, including the street side of corner lots. It follows guidelines adopted by the Planning Commission in 2007. Neighbors are notified, and approval starts a 14-day appeal period.

RS Zone Standards

  • Height: up to 30 feet.
  • Setbacks: 20 feet front, 5 feet interior side, 10 feet street side, 20 feet rear.
  • Lot coverage: up to 50%.
  • A soils report is required for additions over 500 sq ft and for second-story additions.
  • Fire sprinklers are required for an addition when the existing house is already sprinklered.
  • Trees: a permit is needed to remove a private tree only on lots of 10,000 sq ft or more; street trees are decided by the City Arborist.
  • The Old Town overlay district has its own standards.
