  • A single-family lot can have an ADU (attached or detached) plus a JADU; a streamlined option allows a detached ADU up to 800 sq ft and 16 ft tall with 4 ft setbacks.
  • Detached ADUs can be 150 to 850 sq ft for a studio or one bedroom, or up to 1,200 sq ft with more than one bedroom. Attached ADUs are capped at 50% of the main home. JADUs can be 150 to 500 sq ft.
  • Detached ADUs are limited to 16 ft; attached ADUs to 25 ft or the district limit.
  • Front setbacks are 20 ft; side and rear setbacks are 4 ft.
  • One parking space is generally required, with exemptions such as being within a half mile of a bus stop.
  • Rentals must be at least 30 days, with a deed restriction recorded. The City offers nine free permit-ready ADU plans (one bedroom, about 560 to 708 sq ft).
